Green Light for the Construction of Four Parx Hildesheim
-
Four Parx receives building permit for approximately 42,500 sqm of rental space in Hildesheim's logistics and industrial property
-
Focus on enhancing ecological and social sustainability
Four Parx is bringing to life a modern logistics and industrial property in Hildesheim, featuring four hall sections with spaces ranging from approximately 8,700 sqm to a maximum of 37,900 sqm, plus around 2,500 sqm each of office and service space. This new build is ideal for a wide range of users, including those in production, chemicals, pharmaceuticals, e-commerce, and logistics.
In line with a high-quality, future-oriented project development, the construction emphasizes measures to enhance ecological and social sustainability. To avoid sealing off valuable green spaces, Four Parx Hildesheim is being built on a repurposed former landfill site. The EU Taxonomy-compliant property consumes only 40% of the energy of a reference building under the German Building Energy Act (GEG). Combined with heat pumps and a 3.2 MWp photovoltaic system, which saves about 1,000 tons of CO2 annually, this enables carbon-neutral operation.
The property is designed to store goods up to WGK 3 level and features a wood-hybrid structural frame to enhance ecological sustainability. Water-saving fixtures and stormwater infiltration ensure careful water management, while exterior areas with flowering meadows and diverse habitats promote biodiversity. For social sustainability, Four Parx prioritizes abundant natural light, healthy materials, attractive indoor and outdoor break areas, and direct public transport access to the site. The project aims for DGNB Platinum certification.
The site of the Four Parx Hildesheim project is located in a well-developed industrial area in the northern part of Hildesheim, just 900 meters from the A7 motorway. This excellent location allows access to major urban centers such as Bielefeld, Braunschweig, Göttingen, Wolfsburg, the state capital Hanover, and Hanover Airport (HAJ) within less than 30 minutes by car. This prime location was a key factor in the decision to develop the site as a speculative project.
Dr. Ingo Meyer, Mayor of Hildesheim, commented on the project: "Hildesheim is a sought-after location for companies and investors, not least because of its convenient transportation links and accessibility by all modes of transport. Sustainability is also playing an increasingly important role. We are therefore particularly pleased that the Four Parx Hildesheim project is focusing on this aspect as well."
“With the receipt of the building permit, we have reached an important milestone in the development of the Four Parx Hildesheim project. Construction of the property can now proceed as planned,” says Oliver Schmitt, Managing Partner at Four Parx. “We are pleased to soon meet the demand for logistics and industrial space at this central location in Hildesheim with modern and sustainable facilities.”
The completion of Four Parx Hildesheim is scheduled for the first quarter of 2026. The capital partner is private equity investor Taurus Investment Holdings, based in Munich and Boston.
