Four Parx Develops New Commercial and Logistics Property Near Frankfurt Airport

  • A total usable area of 10,214 sqm on a 14,000 sqm site in the heart of the Rhine-Main area

  • Excellent connectivity to Frankfurt Airport and surrounding areas

  • Completion planned for the fourth quarter of 2025

The Dreieich-based project developer Four Parx, specializing in commercial and logistics spaces, is developing another commercial and logistics property with the Four Parx Dreieich Airport project in Dreieich, Hesse, near Frankfurt. The property will offer a total usable area of 10,214 sqm, consisting of 8,318 sqm of warehouse space, 1,192 sqm of office space, and 704 sqm of mezzanine space. Eight ramps and four ground-level access gates will facilitate loading. Additionally, 29 parking spaces for cars will be provided in the outdoor areas. These speculatively developed spaces are particularly designed for companies in the commercial, light industrial, and logistics sectors. Completion is scheduled for the fourth quarter of 2025.

The Four Parx Dreieich Airport is being built on a 14,000 sqm plot in the Buchschlag industrial area in the southern part of Dreieich, 3 km from the city center. The location stands out especially for its proximity to Frankfurt Airport. Terminal 3 is about 9 minutes away, and the other terminals as well as CargoCity South are also just a few minutes' drive away.

Thanks to its prime location in the heart of the Rhine-Main area, Frankfurt am Main and the surrounding region can be reached in no time. Federal Highway B44 and the A5 and A3 highways are located 3, 5, and 8 km away, respectively. A train station adjacent to the property provides direct access to the metropolitan centers of Frankfurt and Darmstadt.

In line with a high-quality and future-oriented project development, the Four Parx Dreieich Airport project implements measures to enhance environmental, social, and economic sustainability, thus meeting modern ESG requirements. The focus is on environmental protection and resource conservation throughout the lifecycle. This is achieved through a timber structure, an energy-efficient building envelope, and a fossil-free operation using heat pumps. A large photovoltaic system provides tenants with locally produced green electricity, and all energy consumption can be easily monitored through a smart metering system.

The well-being and comfort of employees and residents are also a priority—easy access to public transportation minimizes traffic volume, and employees have access to attractive break and recreation areas. The property is designed to be flexibly usable and can be easily adapted to individual tenant needs. It aims to achieve at least DGNB Gold certification.

Martin Burlon, Mayor of the City of Dreieich, commented on the new project: “The business location Dreieich stands out due to the combination of numerous locational advantages. Here, a dense transportation network in a central location meets proximity to the metropolis of Frankfurt am Main. Companies also find a healthy business climate and attractive commercial areas here. Therefore, we greatly welcome Four Parx’s provision of additional future-proof spaces in the Buchschlag industrial area with the Dreieich Airport project.”

“With Four Parx Dreieich Airport, we are realizing one of the most modern commercial and logistics properties in the Rhine-Main area, one of the economically strongest and most in-demand regions in all of Germany,” adds Oliver Schmitt, Managing Partner of Four Parx. “Thanks to its proximity to Frankfurt Airport, tenants gain direct access to the country’s largest airport. This is ideal, especially for logistics, commercial, and light industrial uses.”
